This is again a succession rights question: Your lanlord doesnt have to grant you succession rights, unless your are a relative such as brother or sister - but not just friend. That's why I dont trust friends. You might be able to sue to avoid eviction, but not for tenancy. If the LL does give you a lease, it would be considered a new tenant. Sorry!
