And of course just because other apartments are stabilized does not automatically mean all apartments are stabilized...that can only be confirmed with DHCR.

The fact that the increase is 2% is a sign that this is most likely a stabilized apartment. What I'm concerned about as well is the fact that the landlord has sent out the renewal request so early (the renewal is in December). This may not be legal. I wonder if the landlord is concerned that renewals might even be less than 2% after June...hmmmm


Will

: buildings with less than 6 units are not, repeat not rent stabilized. if your building is a legal 3 apt. bulding, then the landlord can set any rent he wants to at the signing of a new lease or refuse a new lease and tenants have no rights of tenure.
