I live in Georgia. It is a three bedroom apartment and belongs to a
condominium. My two roommates and I all signed the lease. It is stated on
the leasing agreement that the maximum number of occupants 17 years of age
or older permitted in a three bedroom rental unit is three and unit shall
be occupied only by the persons named in resident's application to lease.
But right now, both my roommates brought their either wife or girl-friend
to live in our apartment. This situation really interferes my life. What
my roommates have done obviously violates the leasing agreement. I think
my right is violated. So I talked this problem with the landlord about ten
days ago. the landlord said he would send a notice to enforce the persons
not named on the lease to leave. But he also said he would give us a fine
if my roomates didn't comply the notice and I would be included in the
penalty because we all signed the lease. I do think it is unfair to me
because I don't violate the lease and I am against the violation.
I haven't received the notice from the landlord until now. What do I do?
1. Can I get out of the lease now?
2. Can the landlord include me in the penalty?
3. May I withhold the rent of the next month to enforce the landlord to
solve this problem?
I do appreciate advices.
