30% rent increase - any rights?

Our building was bought last summer and our new landlords raised our rent $75 per month and we signed a one-year lease. By the way, our apartment hadn't been painted in over three years, and when we requested they paint it, they refused. Seven months later, we get a letter stating that our rent is going from $925 per month to $1200, an increase of nearly 30%. Do we have any legal recorse or rights? This is in NYC and it is an unregulated apartment. Please advise!! Thanks.
