What is the landlord does not honor stipulation.

My landlord tried to have me evicted, so I let them take me to court, then I lowered the boom on them. Their Lawyer agreed to a stipulation. Here is the problem so read closely..

When they stated the action, I immediately stopped paying rent. However I produced the back rent checks in court.

The Stipulation was dependent on them cashing the check plus they were ordered to paint my apartment within 30 days.

1. It's been 26 days and they have not attempted to cash the checks

2. Even though I send them a work request, referring to the stipulation, they have not even contacted me to have the apartment being painted.

What should I do when the 30 days are up?
