The Landlord (I assume) doesn't know about the sublet. If he/she knows, a verbal agreement of over a year is hard enforce. I assume the person offering the sublet is leaving town and has you paying them for the months stay. No problem if that's what you want... One month and then leave. As for everything else? Ask for it in writing or you run the risk of misunderstandings and hartaches. Your stay is only temporary so there should not be any legal obligations. The longer your stay, the more important it is to document promises.
