: I know this sounds just too basic but I keep getting different answers
: from people. Does the calculation change depending on the state?
: My rent is $1085 per month. My lease term was 13 months in the state
: of Florida. I want to know what rent do I owe for 12 days of December.

: Should the calculation be based on the number of days in December,
: the number of days in a year, or the numbers of days in the lease term?
: Or is the method solely at the discretion of the landlord?

I'm not sure about Florida, but in New York City Housing Court it is the rent mulitplied by 12 then divided by 365 then multiplied by the number of days. In your case, the rent due would be $428.06.
