Can't speak for NJ law, but if you pay directly to the management, you
could try to claim you now have a landlord-tenant relationship. But this
can get tricky. The tenant of record cannot just lock you out. She must
take you to court like any landlord. You are a licensee and she must formally
revoke that license. To get back your security, some tenants just don't
pay the last month's rent, but we caution that isn't right if there are
damages. Remember the roommmate is a tenant too. It may take her some time
do do it properly. See if she'll give you a month extension past your
finals.
