: Please advise. Our landlord raised our rent in April 1997 from $850
: to $950 (12%). Now we just received a notice from a landlord to
: raise our rent again in January 1999 another 10%. Is it legal to
: raise the rent over 20% in less than two years? The other thing is-
: which may or may not be a problem- there never was or has been a lease.
: If we agree to the rent increase, can we insist on minor repairs on a
: very old apartment (i.e. cracks in ceiling, chipped painting, wall
: repairs, etc.)?
: Nb I would like to know the most fair and diplomatic way to go about
: this b/c I would like to maintain an already great, amiable relationship
: with landlord/neighbors.
: Thank you

If you're not regulated, the LL can raise the rent whenever the
lease expires. If there's no lease, you're on a month-to-month, and
I think there would need to be a 30-day notice before any increase.
