nonrenewal of lease

Looking for suggestion more than anything. I'm single parent, 3 yrs
here in income defined cooperative rental property in Minnesota. Policies
are refined/defined by coop board. Late rents (after 5th-before 10th)
were limited to 3 'no-excuse' and 2 'pre-arranged' (call before 1st to
office). My paychecks, support checks arrive between 5-12th ea month
and I've exceed. Otherwise excellent tenants, 2 older, quiet teenage
boys. Owner built this in affluent suburb with partial HUD, state/local
funds to provide affordable housing (NOT Sect 8 specifically)., for
income per family of at least 10,800/yr to about 23,000. I'm not being
offered a new lease Jan 1 because of 6 late payments. I naively thought
otherwise great history would be weighed into total picture.

I offered 3 things. First, that I be placed on "probation period" (for
whatever management co. determines-2-6 months) tenant-at-will status as
of Jan (no lease) and if I then fail, management co. can give me 30/60
day notice to evict. Second that by Feb 1999 I pay another month's rent
held by them as add'l rent security-so I'd be 'ahead' one month. Third,
that I pay extra 1/2 month rent, then be put on 15th-15th term for rent
due.

no'-didn't accept 'deals' from previous in this spot-concerned about
being sued for discrimination. My response is that my suggestions-esp.
the probation thing are entirely new, and the board could modify their
rules to include. The Board meeting is tonite-but even if they would
agree to my suggestion, looks like management co. determined to stick
with their rule.

One of my concerns here is that the owner (who employs this mgmt co)
essentially got one heck of a deal in financing to build this and part
of deal is to maintain affordable housing to group marginal
financially. The turn-over here with this rule getting very high. As
'cooperative' definition owner gets huge break in exclusion of non
homestead real estate taxes, and we get a tiny portion (maybe after a
few years) of a property tax refund-no rent credit allowed to us,
because our rent is so reasonable-that's the offset.

Do you have any creative suggestions. I always pay by 10th, and only
encountered this problem this lease year, after I had to quit a 2nd
job. Five yrs ago had traumatic illness, worked back to part-time work
little over 3 yrs ago, then to 2 jobs in 1997. Ended up hospitalized in
March 1998 again, so reduced down to main job and those paychecks are 6
weeks out from date of work, arriving by mail from New Jersey-thus after
5th ea month. Explained all that-obviously they're not interested. I
know the mgmt co.'s job is to ensure prompt rent payment-they are not a
social service agency. Just looking for something workable, palatable
to all. Cannot find affordable apt in Mn in January for us-by the time
I find $900-1000 unit-they also want month down a deposit-total of $2000
or so. I've bought houses for less-real bind for me. I just couldn't
get ahead this year a full month on rent...struggle to just pay and keep
the utilities on, food on table.

Some of you-maybe rightly so-may say "should have thought of this". Well, I always owned until illness, and gen'l here in Mn, the 'older/kinder-world concept prevailed. Landlords value respectful tenants, so as long as rent was not REALLY late-20th or beyond, most co's take the toal picture into consideration. How nieve I was...
