I think (not 100% sure) that the only way to destabilize an apt. is if you sign a lease after June 1997, with a rent > $2000. month. So, if you signed you lease before that I don't think you should worry. Although if you make more than $175,000/year, I think the landlord could file for de-stabilization. I would call the Dept. of Housing and ask.
