I think there's a CTRC Fact Sheet on Subletting on the web site; if not,
also one of the Met Council (see NY Tenant Groups on the web site) had an article on it.
Check the March 96 issue.

ALso realize technically you are responsible for the term of the lease, but if the owner were to claim damages, in all likelyhood, he would need to claim (and prove) he was unable to rerent the place at a reasonable rent and that he attempted to do so (it's called "mitigation of damages"). In NYC, it's almost impossible to not be able to rerent the place.
