Our rights?

My husband & I leased a duplex in Brooklyn for the period beginning Octo1. However, the contractors were still working on tiling the floors and the washer & dryers were not hooked up and rubbish was dumped in the garden at the beginning of the month. The owners asked the brokers what were they to do and the broker suggested to us that perhaps something could be worked out. We mentioned it directly to the owners when we met them face to face a few days later to discuss the remaining construction work, and they shook hands and said something could be worked out. Now they are going ballistic at any mention of a pro-rata of the rent for the period construction work was still proceeding. Further, they are making it difficult for us to paint (& upgrade) the duplex (with our choice of colours) which, being part of a 100 year brownstone, has paint peeling here & there. Our purpose is to paint to bring out the architectural detail but they are being fussy and keep suggesting that perhaps we can terminate our lease. We have yet to move in and would like to know what we can recover by way of first month's rent, broker's fees & security deposit and time lost.
