: I have a rent stabilized apt in Manhattan whose original two year lease is up at the end of next month. I did not receive any notice from my landlord during the 120-150 day window period. I think he forgot. I want to stay in the apt for another two years. What happens in this case? Should I increase my rent payment by 4%(the allowable increase for a two year lease) as if my lease was renewed? Should I keep my mouth shut and play dumb? Bottom line: I do not want to lose this apartment. Any thoughts?

You do not have to pay the increase for 120 days after you receive the paper work. Keep your mouth shut and you can save some $.. It is the landlords responsibility to contact you.
