Two suggestions:
1. Definitely check the residential real estate section on the _Village Voice_ website, www.villagevoice.com (though the paper comes out on Wednesdays, the website is updated daily).
2. Your best bet is NYU, especially if you're out-of-state. I assume that NYU has a setup for providing NYU-owned housing to incoming grad students, but they also have an office that refers people to housing that is not NYU-owned. A friend of mine got a very cheap boarding situation that way. They must have a mechanism for viewing listings on their website or something; contact them asap.
