verbal agreement to extend lease

My landlord informed me by mail in June that he would not be renewing
my lease which was up July 31. I called him and at my request he agreed
to extend my lease for two months if I agreed to his incresing the rent
by $200 for those two months. I agreed to the terms and that was the end
of it or so I thought. Today, the landlord's attorney called me and left
a message that I must vacate by July 31. What recourse do I have?
