Subject: staying beyond lease in co-op

I am currently leasing a co-op, and my lease expires June 30. I would ideally like to stay in the apartment after that date until another (cheaper) apartment opens up in my building. What rights, if any, do I have to stay month-to-month after my lease expires? Is it a matter of asking the landlord and hoping they'll agree to it, or do I have rights in this matter?
