Subject: term paper

I'm a political science major at the University of Michigan. I'm currently writing a paper on rent control, and was hoping to get some comments regarding who do you think has the greatest control and influence in the future of rent regulation in New York City, and how it is the rent regulation has survived so long considering its unpopularity with so many interests in the City.
