There's no single rule. In New York City, Board approval is required to sublease some co-op apartments and it's not required to sublease other co-op apartments -- even ones in the same building. Also, a Board may allow subleasing for only a specified period or only under other conditions. You should contact the Board president or secretary and/or the managing agent for the building to find out what the situation is for this particular apartment.
