Decent landlord's have decent homeowner's insurance...as required by their mortgage banker. Your personal property is most likely covered under the provisions of his policy. Inquire with him after you file your police report.

I think he'd rather pay you off than to have you claim and put his policy at risk of being cancelled because of excessive claims by tenants. The insurance company may decide it's not worth doing business with him if he keeps having these type of losses.

The worst that will happen (unless he is found guilty of conspiracy) is that he will lose his prefered status and have to get a regular policy just to satisfy the bank.
