As an unregulated tenant, you have no right to a lease renewal. You have the right to continue to live month-to-month at the old rent unless (1) the landlord offers you a renewal lease and you refuse it for whatever reason (rent too much), or (2) the landlord commences a holdover action to recover the apartment, which he would do at the time he sells.
It would take two to three months to evict you through the court, and you would defend yourself with the excuse that you are looking for a place to move to.
Two principles come to mind here: (1) Don't rent unregulated housing. (2) Defend and advance rent regulation and tenants rights.
