If there were damages beyond normal wear and tear, he could claim
the cost to make repairs, but I don't think he can claim the loss of the
ability to rent. Make him prove the damages, did he try to re-rent the
place. Did anyone say they would have rented except for the damages?
And if only a letter, then I would ignore it.
