son's lease ends 4 months before he can move

My son's lease for his Manhattan apartment ends at the end of April 1998.
He will be starting school in Pittsburgh in September 1998. If he renews
his lease we will be stuck with 8 months of expensive rent after he leaves
unless the apartment is rented quickly. We can't afford that. The landlord
is unwilling to have him stay 4 months without a lease or offer a 4 month
lease. Moving back home and putting his things in storage would add
significantly to the expense. That limits his choices to staying in his
current apartment or moving to Pittsburgh early and perhaps facing the
same problem in Pittsburgh in 4 years.
His rent payments have always been on time. What are his rights? When
a person knows he has to move he obviously can't renew his lease, but
neither can he always be expected to move out the day his lease ends.
Things don't always work out that nicely.
