Lease Renewal Questions

I have a rent stabilized apartment in Manhattan. My lease expires on January 15th and my landlord has not said anything or sent any paperwork regarding a renewal. On the other hand, he hasn't said anything about kicking us out.

I have 3 questions:

1) What are our rights regarding a renewal?

2) How should I handle the fact that I haven't gotten a renewal? I thought about sending him a certified letter indicating our desire to renew but am not sure if this is the correct next step.

3) My roommate plans to move out in March and I will take over paying the rent on the entire apartment. Her father is the guarantor. Should we tell the landlord now or both renew and I'll tell him if I renew again in 1999?

Any help would be appreciated. Thanks.
