: I signed a lease to lease a house for one year. The owner has not finished the repairs he must make to bring the house up to reasonable standards. Also, he now says he wanted to rent to someone with no furniture and is refusing to remove his furniture and does not want to pay to store his furniture. We are a family and have all of our own furniture. His answer to the agent is...Just give them back their money and I'll rent to someone with no furniture. Problem is that we are already expected to be out of our current residence and have made the changes address, etc. We were supposed to be in Nov. 15 when he asked US for an extension and now wants us to wait until Dec 15!!! Anyone have an idea where we stand??? We have a written lease for one year. It says that if we break the lease we are liable for the full amount. Does it also work in the reverse??

I would talk to a lawyer, but immediately send him certified mail and tell
him that you have a signed binding lease and any expenses you incur will
be charged to him. (but read the lease first and a lawyer can tell you
which provisions are unenforceable or might work both ways even if it
doesn't say so -- it depends where you are). Keep tabs of all expenses --
including hotels, meals, absolutely anything you spend money on because
you don't have a place. Also, HE is breaking the lease -- not you.
