: My wife has resided with her mother in their (now our) rent controlled

: smooth succession rights to the apartment?

The succession regs are on the web site, but have changed with the new
Rent Law. A daughter may succeed if she has lived in the unit WITH the
original tenant for two years prior to the original tenant's leaving or
passing away. In some cases, it's one year. But if she was a child who
left and is just now returning to "take over", then that won't work.

: In general, the landlord seems to have been unhostile and cooperative
with most issues in the building.

just wait
