No obligation on part of the landlord unless it's the prime tenant's spouse.

That's debateable. Most of the time I've seen this tenants wait
until the lease would renew automatically and then do it.

There are other considerations. How will the existing security deposit
be split? If the occupant becomes a prime tenant, then obligations
exist with both parties (and the landlord). The landlord can make
either (or both) responsible for non-payment.
