Roommate Problems

Posted by Karl on September 02, 1997 at 15:01:51:

Due to number of circumstances, I have to ask my roommates to leave my
apartment. Neither is on the lease, and I plan on giving them 30 days
notice, in writing, to vacate.

My questions are:

What contingencies do I have if things "get ugly", such as (1) they
refuse to leave; (2) they damage the apt or my possessions in excess of
their security deposit (1 month's rent); (3) they leave and refuse to
pay expenses (phone, cable, etc.) they've incurred; or (4) some
combination whereby they owe more than their security deposit covers?
Should I file papers with someone or alert any cerain organization in
advance, to try to proactively manage the situation? Alternatively, if
I'm forced to take them to court (advice previously posted on tenant.net),
which court, and should I contact them in advance?

Thanks.
