As a followup -- I re-read your message title. I don't know how
you can lose your status "because of improvements". In some cases
landlords perform (or more often these days merely claim they
put in) improvements allowing the rent to go above $2,000, the magic
figure for deregulation. But that only happens on vacancy. If you
are in occupancy, no improvement should cause deregulation until
you vacate and it would apply to the next tenant.
