subletting from a comercial tenant

I would like to find out what the laws are regarding a NET LEASE...my landlord is the storefront business who sublets 3 apts in the building. in other words i donot send my rent to the landlord of the building..
how can i find out if this apt is still rent controlled or stabilized or whatever......they have "owned" this apt for 25 years and it used to be their office but they decided to rent it to us.....i am not complaining too much.......2 1/2 years no rent increase but no major repairs either.
can i apply to the city to force the landlord to rent this apt to us at regulated rents......or is a net lease not subject to any rent control or stabilization laws??? And what happens when if it goes out of business??? i know i will have to pay rent to the landlord but am I covered in any way to stay here??
