: : Suppose a compromise was offered by Joe Bruno
: : that would keep rent regulation in some weakened form (lowered
: : limits for 'Luxury' decontrol, Vacancy Decontrol, take your pick)
: : but kept core protection for most current tenents in their current
: : apartments. In the face of possible, and even probable, non-renewal,
: : would you support (Grudgingly) such a compromise. This is all assuming
: : that the tenent lobby can't pull off a clean win (full renewal). I know
: : this is the desired result, but it may be time to consider how to deal
: : with less desireable alternatives.

: Good question. If you've had much experience in the system, you would know
: that for the most part the system has been already so undermined that it is
: merely a voluntary system. Many landlords know they can get away with anything
: and nothing will be done (except in rare cases). The system was terribly weakened
: in 1993 where we lost over 40,000 units (they just disappeared with DHCR
: not even keeping track). We've said all along that the Democratic script is
: to plan for a compromise and to create a panic so when there is a compromise
: tenants will be fooled into thinking they were actually saved. This is the
: football that Silver and his fellow Dems are tossing: keeping the onus off of
: them. Even some of the traditional larger tenant groups can't understand this
: or are in denial. If there is such a compromise, which we fully understand the
: reality that this might come to pass whether or not we have any control over it,
: it won't be with tenants approval or acquiesance. We hold the Dems responsible
: for any further weakening of the system.

: : This is not a theoretical question. This is VERY likely how things
: will play out.

: I agree, but what we can do is let those responsible know there is
: a price.

But how would that price be exacted? The only way to do this would be to withdraw support
from the Democrats, which by default strenthens the Republicans. This kind of seems like
jumping out of the frying pan and into the fire.
