Hello,
I am currently sharing a two bedroom rent stabilized apartment. Unfortunately, when my roomate and I moved into this place, the landlord, despite my request, only put my roommate's name on the lease (as opposed to both of ours). When the current lease runs out, my roommate wants to move out, but I would like to keep the apartment and find a new roommate. My question is this: do I have any legal position that would allow me to take over the lease? (There is no way I could be defined as a family member or domestic partner). I strongly suspect that I am up the creek, so to speak, and that my only chance to get the lease without having to pay a vacancy allowance or risking a severe rent hike is through the good graces of the landlord. Do I have any legal solution? And if not, does anyone have advice on how to best go about negotiating with the landlord?
