WOOPS, first, sorry for it appearing twice. I thought it got "hung".

Anyway, in the first sentence I tried to use Sir's comments and replace them with the truth. As far as $10 electric for hallways a month. I'll tell you, EVEN WITHOUT ANY ELECTRICITY USED in a month, there is a MINIMUM charge by the power company, which in our area (a lower cost area than NYC) is about $30 a month (I found out when I had power turned on for the lower apartment after tenant moved out).

Then Sir said that "no cost for boilers - if using gas heat" HA HA HA Does Sir think that boilers or furnaces are provided FREE to the landlord by virtue of having gas heat? Who does Sir think provides it for free. My parents two family house has gas heat and it has cost them thousands of dollars, yes, Sir, thousands of dollars to get a new furnace when needed. Or do you think furnaces last forever and ever and ever. The furnace has to be cleaned and checked periodically by a heating specialist. If you owned a heating company, would you clean this landlord's furnace for free? If you owned the furnace company from where my parents bought the furnace, would you do maintenance for free? If you didn't charge, then how would you earn an income? There are lots of costs associated with it.
