Help! Lease expired in March, got a call today!

If anyone could offer advice, i'd be forever grateful. My landlord called
me up this morning and informed me that my lease expired in March, after
researching it, since I am not in NYC, then all that happened was I was
converted to Month-to-month. Now for the problem...

I had agreed going into the lease that I would replace the Downstairs
carpet by the time we moved out in return for the rental price of $600.00
instead of $650.00. I have not replaced it yet, and was not planning on
moving anytime soon. When she called she asked me if I replaced it yet, and
I told her that I didn't. She is now telling me that it has to be carpet
that equals the amount of rent savings that I had, however the ONLY thing
we initially agreed upon was new carpet, no stipulations at all. Am I
mistaken in my assumption that a quality carpet, that may be adequate
is not enough? We are model tenents, and I am upset more at the principle
of this than anything else. We have added many things to the Townhouse
(screen doors, etc) and feel that this is very unfair. If I were to put in
a carpet that cost less than my rent savings, would they be able to hold
the difference from my security deposit?
