New Lease

The soon-to-expire rent-control laws mandate that my landlord
forward to me a renewal lease at least 120 days before my lease expires,
which occurs on Sept. 30. This means I should get a renewal lease by
June 1. My question is this: If my landlord violates the law and delays giving me a renewal
lease till after 6/15, and the rent regs then tragically expire, do I have
a legal right to demand an opportunity to renew my lease?
