That's because an independent workman (not under the direction of the
landlord) has an incentive to do a good job. You're the one paying.
Box the landlord in a corner on his agreement for cost of materials.
If he screams, just point to the bad jobs that his people did. Get a
witness to his agreement for the materials, so he can't later claim
he never said that.
