3 family house-eviction?

What are our rights, NYState-
My mother and my sister co-own the 3 family house where my husband,
son and I are living. (3 apts)
Mother gave us verbal agreement (no lease) that we can stay in house.
We are very limited income and do not pay rent, only some
utilities. Sister pays mortgage on the house, mother pays some taxes.
Sister is buying out mother's half of house and has verbally told us
we have to move out so she can rent, needs the money.
We have nowhere to go, question is, what legal action does sister
(new owner) have to do to evict us, and can we buy time past July when
she becomes full owner to save up for a place to go. she will
not negotiate with us, intends to receive far more rent than we can ever
pay. what rights do we have as a living family before she acquired home
in full? How much notice does she have to provide if any before
taking over the home? Want to know our rights when July comes around.
