Small Unit Rent Increase

Posted by Julian Henkin on August 30, 1996 at 04:24:51:

I have an apartment that I'm renting in Manhattan. I am the first tenant in a newly renovated building with 3 units plus a unit the landlord owner is living in.

In a casual discussion, he has reminded me that my lease is about to expire, and that he believes he can "get more" for the apartment, and will likely raise the rent.

Q: Is there a maximum he can increase the rent?
Q: Is there a minimum notice of rental increase?
Q: What happens if the lease expires, and there has been no change to the lease arrangement? Does the lease automatically evolve to a month-to-month arrangement vs. 1 yr?

Thanks, in advance,
Julian
