You have as many rights as any other non-regulated tenant.
Both you and your landlord are covered by any "legal"
covenants in your lease, plus the NYC Housing Maintenance
Code and Multiple Dwelling Law and Real Property Law cover
your situation. All are online here. ALso check the
CTRC Fact Sheets, some of which cover all tenants,
not just those under rent regulation.
