Unless provided for by law (which I doubt in Texas) or in the
expiring lease, there is no requirement that a new lease be on
"the same terms and conditions as the expiring lease." In New
York Rent Stabilized renewals must be on the same terms and
conditions (except for the allowable rent increase). If both
parties agree that's one thing. Otherwise you negotiate.
