i'm sure this is a very comforting thought to tenants who have no lease for the first month of their tenancy.

the 30 consecutive days is going to be difficult to prove, at best.
if, heaven forbid, the 'visitor' can produce a drivers license or a government check stub listing the tenants address that goes back 30 days or more, the 'consecutive days' issue is going to get very sticky.
