well, *i* think you're paying too much :)
but unfortunately, there's nothing below the board going on here. your apartment is in a building that only has 2 units, so it wouldn't fall under the jurisdiction rent stabilization laws. the rent is 'market rate' which means the LL charges whatever he wants. usually it reflects the price of the surrounding neighborhood, but since many propsective tenants will only be looking at one given property, it's easy for LL's to charge an inordinate rate. if you signed a lease, that's what you'll have to pay. but look at it this way, you live in manhattan and have a private yard. that in itself is pretty hard to come by!
