First off, I'm not sure what "preferential rent" means, but I may still be able to give you my opinion I think. Unless I'm not understanding your question, it seems to me this is very simple. Obviously it cannot be a "renewal lease" this time, as the terms of the lease obviously are changed (i.e., there will now only be one tenant's name on the lease, as opposed to two). So you simply tell the landlord that you will now be the only tenant, and he or she makes up a new lease to reflect the one tenant's name only. As to whether a new lease will affect your rent going forward, I can't say, but I don't see why it should. The landlord should be happy to get the same rent, whether there's one name on the lease or two names.
