How to negotiate rent decrease?

Hi all,

I am living in non-stabilized and non-regulated apartment on the
Upper West Side - where the owner now wants to increase the rent with 5 %.
I have been here for two years now - and the rent did not go up last year - but with the current market situation I don't feel the landlord has got any arguments or reasons for increasing the rent. In an article in New York Times in December it said that rents on the Upper West were down about 15% of last year.

What arguments do I have besides this?
