Parking spot

I need some advice. Before we signed our lease last year, we had a verbal agreement with the landlord that he is giving us the courtesy to park in front of their driveway. Their other tenants don't have a car. Otherwise, they have the priority to the spot. New tenants moved in middle of last year and has been taking our parking spot. We told the landlord, who told us that he'll speak to them. He also told us that he already told them before they moved in that he doesn't have any spot for them. New tenants won't listen. We asked him to speak to the other tenants again and he assured us that he'll speak to them. We renewed our lease in October. Now, landlord doesn't want to deal with the problem anymore and decided that it will be on the first come first serve basis, knowing that the new tenants always come home first. What can we do? Can we break our lease? Parking is a problem in our neighborhood.
