You got a BIG HINT that your lease will not be renewed, so call the police every night on his son and write letters to the landlord.

After the police arrests his son,(hopefully you can get some underage kids caught as well) The landlord will probably do anything to get you to break your lease, but chances are you will still have to sue the landlord for the security deposit.

: I live upstairs from my LL's son. He has a party most weekends until 3 to 5pm. They are very loud and many times (from liqour, I belive)
: his guest ring my bell instead. I was loud in the apartment twice in the three years that I've lived here. However, the son of the LL complained to his dad and now he wants me to move at the end of my lease. What rights to I have? It is 120 days in advance.
