How good a deal is it?

This is kind of rhetorical question. If you've only been in the apt 3 years, the apartment and the rent may not be good enough to be worth fighting for. If they are, get a lawyer. I have a feeling that you can fight the LL off, if you want to do it. Alternatively, a lawyer may be able to negotiate a better buyout. It might be worth the fees.

: I am rent stablized, in a four floor, 7 unit building in Brooklyn, been there for just over three years so my second two year lease is what is going to expire in August.
