I was under the impression that you cannot waive your rights under rent regulations, unless by Stip. I would follow up on this- go talk with a caseworker at DHCR-this sounds like a conditional rental- meaning that you HAD to sign(that it wasn't rent stabilized) as a condition of getting the apartment.
