In a month to month lease they can charge you rent until they find another tenant, or the end of the next month whatever comes first.

What do you mean by assignment, you are trying to find another tenant yourself?

No finders fee should apply. The process of looking for tenants is part of the normal work of being a landlord, and is part of the administrative overhead costs. If you are going to have to pay rent rent till maybe end of January, then you are a short term tenant and it's up to them to find the next tenant.

Sounds like you have to look up the local rental court, and file a claim, the legal route, etc.

Or else can you find a room mate or some way to keep the place?
