Some of the tactics they may use is confusion... As simple as it is, new owners don't want to make repairs until they see a return on their purchase, beware they could promise you the world and not deliver. I had a new owner who played the "I don't know game" when it came to their managing agents. And the worst part is that when you take them to court for not fixing/denial of services they claim they fired their former managing agent and that they were replaced. This yo-yo can go on for years.

Get offical information about your new landlord (copy of Deed, proof of ownership, building regristration) and keep a diary of any events you may have with the new owner and their agents (visits, conversations, promises) until they follow through with repairs.

As a rent stablized tenant you should be fine, but always ask for rent receipts and make requests in writing (certified letters) so that requests for repairs don't go unanswered.
